We’re perfect for visiting Bakewell, Chatsworth House, Haddon Hall and for walking in the peaks.

Situated in lovely Belper with stunning views over looking the town, tranquil and relaxing. Our house sits in a very quiet cul de sac and offers an ideal and perfect location in the heart of Derbyshire.


Explore the hills and dales of both Derbyshire and The Peak District from our lovely holiday home, with spectacular views of the Amber Valley just round the corner behind the house ideal for an evenings walk and watch the sun go down Perfect for cyclists and site seeing, it is not far from the town center and its recently Award winning High Street, on foot, by car or by local bus for unique shops and award winning restaurants and pubs with the famous North Mill a UNESCO world heritage site plus a market every second Saturday of the month.


All guests receive a generous welcome pack and flowers, this pack includes 4 pts milk, Thorntons Chocolates/Biscuits, Jam, a fruit basket and a bottle of wine. A special hamper is given at Christmas time


NB:- please note I do not do short breaks, the minimum stay I do is 7 days. We are Pet free accommodation and unsuitable for wheelchair users.

New Covid-19 2021 Cancellation Policy for No 31

This is our new Covid-19 2021 Cancellation policy for No 31 Belper.

Cancellations:-

3.1 These cancellation terms and conditions only apply to holidays with a check in date after 9th January 2021 onwards.

3.2 Cancellations must be notified to and received by us in writing (preferably by email). Once received we will confirm and process your cancellation request.
3.3 We offer Flexible Cancellation which removes the stress and worry from booking your holiday. You can cancel your Booking and obtain a full refund of the accommodation costs up to fourteen (14) days before the arrival date. For example, if your arrival date is a Saturday, you can cancel as late as 11.59pm the Saturday two weeks prior to this. However, we ask that you give us as much notice as possible about your cancellation.
3.4 If you cancel later than fourteen (14) days before the arrival date then we are unable to refund your Booking, as we will have incurred costs and are unlikely to be able to re-let our accommodation in such a short period of time.
3.5 For this reason, we strongly recommend you take out your own travel insurance for UK holidays which includes cancellation cover. This will give you the peace of mind that you will get your money back if you need to cancel your holiday at almost the last minute. If you choose not to do so then you accept responsibility for any loss that you may incur due to your cancellation.
3.6 Covid 19
In addition to the above cancellation terms, if either the lead person on the booking or No 31 Belper is placed under additional Covid-19 related restrictions, or a member of the party receives official notice to self-isolate, (NB Official evidence will be required if you have to self-isolate.) a full refund will be given for cancellations up to 3 days before arrival.
3.10 Please note that your deposit is not refundable, unless Clause 3.6 Covid 19 applies. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker or your Bank.

New COVID19 Cleaning Practices at No 31

“I would like to reassure guests that every possible precaution is taken on changeover days to clean the house thoroughly. The cleanliness of our property has always been paramount to us. We have long used virucidal, commercial-grade disinfectants, but have now introduced additional products that are certified to kill Coronavirus. We will use these products throughout No 31.
We always take extra care of high-touch surface areas such as door handles, light switches, kettle and toaster as standard but these will be cleaned and sanitised with special virucidal, commercial-grade disinfectant. We will also ensure the cleanliness of our upholstery and leather, including our sofas and curtains and soft furnishings which will be steam cleaned in between guests stay. The remote controls will be encased in special plastic bags to reduce the risk of contamination, and are changed after each guests stay. As always, our laundry will be washed at the highest temperature, our bed linen and towels to the highest standards in accordance with the latest virus-control procedures. We have always provided cleaning products in the kitchen cupboard at No 31 and, during a stay, guests will be welcome to use these freely. We will be wearing PPE where appropriate.
We have developed new Safe Working Practices and undertaken fresh Risk Assessments, following the latest advice.
Your safety and comfort are extremely important to assure you of a relaxing safe holiday.”
